How to Read a Strata Levy Notice (Fast)
2 Nov 2025 • IntenProp Team
What is a strata levy?
Strata levies are contributions owners pay towards building expenses and the sinking fund. Notices usually include the period covered, due date, and total amount due.
Where to find the key fields
- **Due date** — look for phrases like "Due" or "Pay by".
- **Billing period** — e.g., "Quarter ending 31 Dec 2025".
- **Amount to pay** — often near "Total", "Amount due", or "Please pay".
- Tip: amounts may repeat; the **final total** wins.
- If GST is shown separately, the total will usually include it.
If the notice uses cents or commas, don't worry—IntenProp normalises numbers automatically.
Categorising in IntenProp
- Use **Utilities/Strata** or **Rates** depending on your chart of accounts.
- Attach the PDF to keep your records audit-ready.
- Forward the email directly to your IntenProp forwarding address so it’s picked up automatically.
